The volume of real estate trading in sales contracts registered with the Real Estate Registration Department at the Ministry of Justice during last July amounted to one billion, 105 million, 135 thousand, and 825 riyals.
Data from the analytical real estate bulletin issued by the Ministry of Justice showed that 246 real estate deals were registered during the month. The traded area index recorded a 26% increase.
The municipalities of Doha, Al Rayyan and Al Wakra topped the most active transactions in terms of financial value during the month of July according to the real estate market index, followed in terms of deal volumes by the municipalities of Al Wakra, Al Dhaayen, Umm Salal, Al Khor and Al Dhakira, and Al Shamal.
The real estate market index for July revealed that the financial value of transactions in Doha Municipality amounted to 501 million, 422 thousand, and 408 riyals, while in Al Rayyan Municipality it amounted to 284 million, 996 thousand, and 956 riyals, while in Al Wakra Municipality it amounted to 109 million, 827 thousand, and 188 riyals. As for Al Dhaayen Municipality, the financial value of transactions amounted to 95 million, 205 thousand, and 566 riyals, and it recorded 80 million, 367 thousand, and 157 riyals in Umm Salal Municipality, followed by Al Khor and Al Dhakira Municipality with transactions worth 23 million, 668 thousand, and 952 riyals, then Al Shamal Municipality, which recorded transactions worth 9 million, 647 thousand, and 598 riyals.
In terms of the traded areas index, the indicators showed that the municipalities of Doha, Al Rayyan and Al Wakra recorded the most active municipalities for traded real estate areas during July 2024, with a rate of 30% for the Doha Municipality, followed by the Al Rayyan Municipality with a rate of 26% and the Al Wakra Municipality with a rate of 16%, while the Al Dhaayen Municipality recorded trades of 14% and the Umm Salal Municipality recorded trades worth 9%, and the Al Khor and Al Thakhira Municipality recorded trades worth 3%, while the Al Shamal Municipality recorded 2% of the total traded areas.
In terms of the number of real estate transactions (sold properties), trading indicators showed that the most active municipalities during July in terms of the number of properties sold were Doha Municipality with 29%, followed by Al Rayyan Municipality with 24%, then Al Wakra Municipality with 19%, while Al Dhaayen Municipality recorded transactions with a value of 13%, Umm Salal Municipality recorded transactions worth 7%, Al Khor and Al Thakhira Municipality recorded 5%, and finally Al Shamal Municipality recorded 3% of the total real estate transactions.
Average prices per square foot for July ranged between QAR 384 – 834 in Doha, QAR 258 - 417 in Al Wakrah, QAR 335 – 455 in Al Rayyan, QAR 258 - 483 in Umm Salal, QAR 271 – 456 in Al Dhaayen, QAR 233 – 338 in Al Khor and Al Dhakira, and QAR 141 – 297 in Al Shamal.
The trading volume revealed that the highest value of the 10 properties sold in July was recorded, 5 of which were in Doha Municipality, 3 properties in Al Rayyan Municipality, and one property in each of Umm Salal and Al Dhaayen Municipalities.
As for the volume of mortgage transactions during July, the number of mortgage transactions that took place during the month amounted to 193 transactions, with a total value of 6 billion, 537 million, 798 thousand and 4 riyals. Doha Municipality recorded the highest number of mortgage transactions with 122 transactions, equivalent to 63.2% of the total number of mortgaged properties, followed by Al Rayyan Municipality with 37 transactions, equivalent to 19.2% of the total number of mortgaged properties, then Umm Salal Municipality with 13 transactions, equivalent to 6.7% of the total mortgaged properties, then Al Wakra with 9 transactions, equivalent to 4.7%, Al Dhaayen Municipality with 8 transactions, equivalent to 4.1%, and Al Khor and Al Dhakira Municipality with 4 transactions, equivalent to 2.1% of the total mortgaged properties during the month.
As for the value of mortgages, Doha Municipality came in first with a value of 5 billion, 673 million, 519 thousand, and 368 riyals, while Al Khor and Al Thakhira Municipality recorded the lowest value, amounting to 9 million, 629 thousand, and 453 riyals.
