The volume of real estate trading in sales contracts registered with the Real Estate Registration Department of the Ministry of Justice during last December amounted to one billion and 43 million and 726 thousand and 242 riyals.
Data from the Analytical Real Estate Bulletin issued by the Ministry of Justice showed that 283 real estate transactions were recorded during the month, during which the traded area index recorded an increase of 12%.
The municipalities of Doha, Al Rayyan and Al Daayen topped the most active transactions in terms of financial value during the month of December according to the real estate market index, followed in terms of transaction volumes by the municipalities of Umm Salal, Al Wakra, Al Khor, Al Dhakhira, and Al Shamal.
The real estate market index for December revealed that the financial value of Doha Municipality’s transactions amounted to 378 million, 431,311 riyals, while in Al-Rayyan Municipality it amounted to 278 million, 570,203 riyals, and the financial value of Al-Daayen Municipality’s transactions amounted to 131 million, 540,887 riyals, and in Umm Salal Municipality, transactions amounted to 110 million 355 thousand and 792 riyals, while Al-Wakrah Municipality recorded trades worth 105 million, 573,933 riyals, and Al-Khor and Al-Dhakhira Municipality recorded trades worth 27,213,581 riyals, while in Al-Shamal Municipality it was 15,271,000 riyals, and in Al-Shahaniya Municipality, it was 12,040,000 and 535 riyals.
In terms of the traded space index, the indicators showed that the municipalities of Al Rayyan, Doha, and Al Wakra were the most active municipalities in traded real estate spaces during the month of December, with a rate of 30% for the municipality of Al Rayyan, followed by the municipality of Doha with a rate of 24%, then the municipality of Al Wakra with a rate of 15%, while the municipality of Umm Salal recorded trades. With 13%, Al Khor and Al Dhakhira Municipality with 5%, then Al Shamal Municipality with 3% of the total traded areas.
Trading indicators also showed that the most active municipality during the month of December in terms of the number of properties sold was the municipality of Doha with a rate of 35%, followed by the municipality of Al-Rayyan with a rate of 21%, then the municipality of Al-Wakrah with a rate of 14%, while the municipality of Umm Salal recorded a rate of 13%, and the municipality of Al-Daayen recorded a rate of 10. %, Al Khor and Al Dhakhira Municipality 6%, and Al Shamal Municipality 2% of the total real estate transactions.
Average prices per square foot for the month of December ranged between: 366 to 735 riyals in Doha, 240 to 374 riyals in Al Wakrah, 336 to 461 riyals in Al Rayyan, 248 to 387 riyals in Umm Salal, 304 to 582 riyals in Al Daayen, and 227 to 266 riyals in Al-Khor and Al-Thakhira, 144 to 204 Riyals in the north.
The trading volume revealed the highest value for (10) properties sold for the month of December, of which the municipality of Al Rayyan had a share of (4) properties, two properties in each of the municipalities of Doha and Al Daayen, and one property in each of the municipalities of Umm Salal and Al Wakra.
The number of mortgage transactions during last December reached 99 transactions with a total value of 3 billion, 706 million, 993 thousand and 973 riyals. Doha Municipality recorded the highest number of mortgage transactions with 29 transactions, equivalent to 29.3% of the total mortgaged properties, followed by Al Rayyan Municipality with 28 transactions, equivalent to 28.3%, then Al Daayen Municipality with 18 transactions, equivalent to 18.2%, then Al Wakrah Municipality with 11 transactions, equivalent to 28.3%. 11.1%, and Umm Salal Municipality with 10 transactions, equivalent to 10.1%. And the municipality of Al Khor and Al Dhakhira with 3 transactions, equivalent to 3%.
Regarding the value of mortgage transactions, the municipality of Al-Rayyan came in the lead with a value amounting to 2 billion and 76 million and 114 thousand and 164 riyals, while the municipality of Al-Khor and Al-Dhakhira recorded the lowest value, amounting to 5 million and 170 thousand riyals.
Looking at the indicator of the movement of mortgage transactions by studying the ratio of the number of mortgaged properties to the ratio of their financial value, the ratio of the number of mortgaged properties is greater than the ratio of the amounts of mortgage transactions in all municipalities that witnessed mortgage transactions except for the municipalities of Al-Rayyan and Al-Wakrah, where the amounts of mortgage transactions achieved higher ratios compared to Average number of mortgage transactions.
As for the movement and volume of mortgage transactions that took place during the month, Al-Rayyan Municipality recorded 5 of the top 10 mortgaged properties, while Doha Municipality recorded 4 mortgaged properties, and Al-Wakrah Municipality recorded one mortgaged property. The volume of mortgage transactions for the top (10) properties reached 69% of the total value of all mortgage transactions that took place during the month of December 2024.
As for residential units, their trading activity recorded 93 transactions during the month of December, with a total value of 177 million, 822 thousand and 906 riyals.
These data confirm the continued strong growth of the Qatari real estate sector in various investment and commercial fields, thanks to new decisions related to real estate brokerage, real estate registration and documentation, ownership and usufruct, in addition to laws that attract local and foreign capital, which strengthens its position as one of the most important components of the national economy.
